Retail spaces are available for lease at Goodyear Ballpark Village, a commercial development located next to the spring training facilities for the Cleveland Guardians and Cincinnati Reds.
The available units, ranging from 1,200 to 9,300 square feet, are designed for various uses including restaurants, coffee shops, and other retail establishments. The spaces are situated near the Team Shop and Ticket Windows, with four units remaining available.
They are offered in a “grey-shell” condition, meaning they are unfinished and allow tenants to customize the spaces to their needs. Basic utilities, such as plumbing, HVAC, and electricity, are already in place.
The location, at the intersection of Estrella Parkway and Yuma Road, sees significant traffic flow, with over 26,000 vehicles passing daily. The site offers access to major roads like Interstate 10, Loop 303, and Maricopa County Road 85, and is roughly 20 minutes from downtown Phoenix. The area surrounding Goodyear Ballpark Village is undergoing extensive residential and commercial development. More than 5,000 new housing units are either planned or under construction in the area, which is expected to bring thousands of new residents to the region.
Goodyear Ballpark, which opened in 2009, serves as the spring training home for the Guardians and Reds. The ballpark also hosts a range of community events throughout the year, including festivals, concerts, and other large gatherings.
