Housing and retail development advance at Goodyear’s Ballpark Village

Posted

A 400-unit affordable housing development is planned near Goodyear Ballpark as part of the growing Ballpark Village area, adding new homes amid a regional housing shortage.

Dominium, a national affordable housing developer, has closed on land for Vivir at Ballpark Village at 15235 W. Lower Buckeye Parkway. The apartment community will be located near Goodyear Ballpark and the Goodyear Airport, adjacent to a major retail development now under construction.

Once completed, Vivir at Ballpark Village will provide 400 apartments for families in Goodyear and the greater Phoenix metropolitan area. Planned amenities include a clubhouse, fitness center, swimming pool, playground and outdoor gathering spaces.

The development will be financed in part through the federal Low-Income Housing Tax Credit program, the primary source of funding for affordable housing construction nationwide. In exchange for tax credits, developers agree to restrict rents based on area median income levels, helping expand access to housing while increasing overall supply.

“With rents in Phoenix more than doubling over the past five years, Arizona has a significant need for affordable housing,” said Owen Metz, Dominium’s senior vice president and Mountain West development leader.

The housing project is part of broader investment in the Ballpark Village area, which has seen limited development for decades despite its proximity to major roadways, the ballpark and the airport.

Nearby, Scottsdale-based Diversified Partners recently broke ground on a 7.7-acre retail development at the northeast corner of Estrella Parkway and Yuma Road. The center will include restaurants, retail shops and service providers. Confirmed tenants include Starbucks, Jersey Mike’s Subs, Farmer Boys, Pacific Dental Services and several locally owned businesses. Additional space remains available for lease.

“This corner has sat empty for decades, and now we get to bring new activity to the community,” said Walt Brown Jr., CEO of Diversified Partners, speaking at a public groundbreaking ceremony.

City officials said the combination of housing and commercial development supports Goodyear’s growth strategy as the city continues to add residents and jobs.

“We’re not the ninth-fastest growing city in the country by accident,” Mayor Joe Pizzillo said. “Affordability is key, not just for apartments and families, but for homes everywhere.”

Dominium has expanded its presence in Goodyear in recent years. The company recently opened Estrella Springs and Suncrest Vista, two affordable housing communities that together added 657 apartments for families and seniors.

Goodyear Councilmember Wally Campbell said development at Ballpark Village reflects long-planned progress for the area.

“This site has been vacant for a long time,” Campbell said. “It’s good to finally see it moving forward.”

Construction timelines for Vivir at Ballpark Village have not yet been announced.
