Construction has officially begun on the second phase of Formation Park 10, a multi-building industrial development located at the corner of Bullard Avenue and Celebrate Life Way, directly adjacent to Interstate 10.
The 261,168-square-foot expansion adds three new buildings to the site. Upon completion, the five-building complex will total nearly 689,000 square feet of industrial and commercial space spanning 44 acres.
Phase II is designed to address a shortage of mid-sized industrial inventory along the West Valley’s Interstate 10 corridor. While Phase I targeted large-scale logistics users, the new phase provides flexible floor plans accommodating single tenants seeking 100,000 square feet or more, as well as smaller businesses requiring spaces from 15,000 to 25,000 square feet. The overall development is also anchored by a central outdoor amenity park featuring walking paths, shaded ramadas, and outdoor seating areas.
The project is joint-ventured between Texas-based real estate developer Formation Interests and an affiliate of Crescent Real Estate LLC. General contractor Willmeng Construction is leading the buildout, working alongside Deutsch Architecture Group, Kimley-Horn, and RVI, with commercial real estate firm CBRE overseeing leasing operations. Full project completion is anticipated for spring 2027.
