An industrial development is to be constructed east of Ellsworth Road on the north side of Elliot Road in Mesa.
The Mesa Planning and Zoning Board recently voted unanimously in a consent agenda with other items to approve a site plan review for the development on 16.4 acres. Absent from the meeting was board member Benjamin Ayers.
The city’s General Plan designation for the property is employment with a primary purpose of providing jobs, Planner Charlotte Bridges said at a study session prior to the March 9 meeting.
“The site plan shows the construction of two buildings. ... Vehicle access is provided from Elliott Road, 96th Street and 94th Street, and then parking is provided around the site. There are employee/visitor areas located on either end of the loading area dock area,” she said.
Hannah Bleam of Withey Morris is the applicant. Mesa Growth Properties LLC is the owner.
The 125,303-square-foot Building A fronts onto Elliot Road and the 140,901-square-foot Building B faces north, with loading and docks between the two buildings, with both in Kitchell Business Park Phase II, according to a written project narrative.
“The project consists of two multitenant light industrial buildings that will be developed on a speculative basis in order to meet the growing demand for employment/industrial facilities for lease in the southeast Mesa area,” it states. “Building entrances are oriented toward the predominant public view along Elliot Road. Building entrances are clearly defined by building design elements including storefront designs and metal shade canopies. Service, loading and utility areas are centrally located within the site and oriented so as to be screened from public view.”
The seven-member Mesa Planning and Zoning Board conducts hearings and makes recommendations to council on requests for changes in zoning and on required site plans. It also considers and recommends changes in the city’s long-range plans and in the municipal code concerning planning and zoning matters. Members are appointed for staggered terms of three years, according to the city’s website.
