Rear setback changed for 26 homes in Sunland Springs Village in Mesa

Allowing covered patios attached to single residences within the required rear setback in Sunland Springs Village was recently approved by the Mesa Board of Adjustment.

The board voted unanimously in a consent agenda with other items on March 2 to approve a minor modification of an approved planned area development to allow the covered patios. Absent from the meeting was Chair Alexis Wagner.

The modification was sought for home lots that back up to a retention and transmission line area on South Willow Wood and South Lindenwood, east of South Signal Butte Road and south of East Guadalupe Road.

There are 26 houses that are a part of the request, Staff Planner Charlotte Bridges said at a study session prior to the meeting.

“It’s on either side of a large utility line easement that pretty much bisects Sunland Springs Village in that area,” she said. “Currently the Sunland Springs Village [planned area development] does require that patio covers be 15 feet from the rear property line.”

The Sunland Springs Village Homeowners’ Association requested minor modification of the planned area development after initial construction for the 26 lots that back up to the retention area to allow attached patios to have a 2-foot rear setback from the property line, according to a written project narrative.

“This request originated with a few of the homeowners. These lots are not very deep and since they back up to an easement and not another residential lot, the homeowners would like to extend their patio covers for protection from the sun. This modification would not be detrimental to surrounding properties, as it would not affect them,” it states.

Mesa Board of Adjustment meetings are held at 5:30 p.m. the first Wednesday of the month at the City Council Chambers, 57 E. First St. The seven-member board conducts public meetings to hear and decide requests for variances, special-use permits and interpretations of the city of Mesa zoning ordinance and sign code. Members are appointed for staggered terms of three years, according to the city’s website.
