10 industrial buildings planned at Pecos, Hawes in Mesa

A 153,990-square-foot industrial development with 10 buildings is planned south of Pecos Road on the east side of the Hawes Road alignment in Mesa.

The Mesa Planning and Zoning Board recently voted unanimously in a consent agenda with other items to recommend the city council approve a site plan review and rezoning for a 13-acre parcel to light industrial and office commercial with a planned-area development overlay. Board member Jeffrey Crockett was absent.

The rezoning removes a bonus intensity zone overlay from the property, Planner Jennifer Merrill said during a study session prior to the board’s March 23 meeting.

“The reason that they are requesting the shift from the BIZ, which is bonus intensity zone, to the PAD, which is planned-area development, is because their BIZ overlay was approved as part of a previous site plan for a completely different type of development; it was actually a movie studio,” she said. “(T)en proposed industrial buildings; they total about 154,000 square feet of area inside. There are screened outdoor areas located behind each building.”

Katie Rounds of the Kaidence Group is the applicant. Hawes Commerce Park LLC is the owner.

Cavan Commercial is proposing the development of 10 freestanding buildings with new light industrial and office space, according to a written project narrative.

“There will be several buildings that contain one unit and some that contain two units. Each unit is proposed to be platted as a business condominium for future small business ownership with the common elements of the development managed by an association — i.e. parking, landscaping, lighting,” it states. “Each unit will have its own private rear yard that will only be accessible to the unit owner. The principal purpose of the rear yard is to provide an outdoor storage option — not to exceed 50% of the rear yard area — and for optional secured parking for owner business vehicles.”

The seven-member Mesa Planning and Zoning Board conducts hearings and makes recommendations to council on requests for changes in zoning and on required site plans.

It also considers and recommends changes in the city’s long-range plans and in the municipal code concerning planning and zoning matters. Members are appointed for staggered terms of three years, according to the city’s website.
