A 4,689-square-foot Terrible’s convenience store and 4,156-square-foot fuel canopy are planned about 1,500 feet south of the southwest corner of South Crismon Road and East Southern Avenue in Mesa.
The 1.3-acre development’s look and landscaping were discussed during the Aug. 11 Mesa Design Review Board meeting. Board member Nicole Lynam was absent.
The convenience store is to be on the west side with the fuel canopy in the center, Staff Planner Chloe Durfee Daniel said at the meeting.
“We have a shared cross-access both to the north and south with exits on both sides shared with the rest of the group commercial center and then go out to Crismon Road. We have 13 parking spaces that are required and 15 provided,” she said.
Terrible’s is a regional retailer founded in 1959 that has expanded to more than 180 locations throughout Nevada, California, Utah and Arizona, according to a written project narrative.
“The brand is recognized for its distinctive architectural identity and contemporary convenience retail format, typically featuring large, modern facilities offering fuel services alongside a variety of food, beverage and retail items,” it states.
“The proposed Terrible’s development will not only provide a local and regional service in an infill lot, furthering numerous goals of the city’s general plan, but Terrible’s will provide a unique twist on the classic service center development, bringing more users for surrounding commercial developments from the U.S. 60 freeway and creating a more vibrant/interesting environment for the neighborhood as opposed to another traditional gas station,” it states.
The all-volunteer Mesa Design Review Board is unique in that its composition is set by the zoning ordinance to include two architects; two from other design professions such as landscape architecture, engineering, urban planning, interior design or other design-related background; one contractor or developer; and two residents, according to the city’s website.
