A building for a retail business is to be added to a multitenant commercial development north of Elliot Road on the west side of Signal Butte in Mesa.
The Mesa Design Review Board on Sept. 10 discussed the look and landscaping for the 1-acre development.
It is part of the Thompson Thrift property, Staff Planner Joshua Grandlienard said during the meeting.
“They’re proposing a 7,800-square-foot retail building as well as two access points as part of that larger center,” he said.
Mike Hills of PHNX Design is the applicant. TTRG Mesa Elliot Signal AZ LLC is the owner.
The project will be built on a pad that is part of a larger eight-building development called Gateway Tech Center, Hills said in a written project narrative.
“This site-plan modification application is for a new ground-up building, a drive-thru lane, trash enclosures and 11 head-in parking (spaces) in front of the building. The remaining of the site, including the main drives, parking, landscape and screen walls, is developed by others,” it states.
The all-volunteer Mesa Design Review Board is unique in that its composition is set by the zoning ordinance to include two architects; two from other design professions such as landscape architecture, engineering, urban planning, interior design or other design-related background; one contractor or developer; and two residents, according to the city’s website.
