Gilbert weighs taller buildings in Heritage District`

Gilbert Planning Commission members took a closer look Wednesday at a proposal that could reshape the town's Heritage District skyline by allowing taller development in its Heritage Village Center zoning area.

The proposal, brought forward during a study session, would modify current development standards by increasing the maximum allowable building height from 55 feet to 75 feet, with an option to go up to 90 feet if developers include certain public benefits such as underground parking, additional public spaces or sustainability measures.

Senior Planner Kristen Devine said the change stems from direction given during recent Town Council retreats. Consultants with Urban3, who studied Gilbert’s economic patterns, found compact mixed-use projects like the Collab and Building 303 are among the most fiscally productive in town.
