Medical building sign plan changes approved by Mesa board

Posted

A permit has been approved to modify a comprehensive sign plan for a 14-acre development north of Baseline Road and west of Stapley Drive in Mesa.

The Mesa Board of Adjustment voted 4-0 July 2 to approve a consent agenda with two items including a special-use permit to modify the development sign plan at 1840 and 1910 S. Stapley Drive. Chair Alexis Wagner and board members Heath Reed and Todd Trendler were absent.

Four new unilluminated wall signs are planned, Senior Planner Jennifer Merrill said during a study session prior to the meeting.

“The maximum sign area is proposed to be 320 square feet on the north building and 240 square feet on the south building. And the comprehensive sign plan amendment allows for the placement of attached signs on the glass portions of the buildings,” she said. “The original comprehensive sign plan allowed for less square feet of attached signage and it only allowed placement of the signage on the (exterior insulation and finish system) and the nonglazing areas of the building.”

Jim Bacher of Trademark Visual Inc. is the applicant. Cypress Stapley Property LLC is the owner.

The property originally was developed in 2005 and has two-story lobbies with sky-lit, vaulted barrel ceilings, according to a written project narrative.

“Cypress Office Properties is currently repositioning the campus into a prime medical resource for the area with services such as outpatient procedures, imaging, emergency services and general medical care,” it states. “Now that the buildings are filling up with medical tenants, there is a need for updating the building wall sign criteria.”

The seven-member Board of Adjustment conducts public meetings to hear and decide requests for variances, special-use permits and interpretations of the city of Mesa zoning ordinance and sign code. Members are appointed for staggered terms of three years, according to the city’s website.
