72Sold taking real estate in new direction

Homes2X program has strong first year

Real estate firm 72Sold launched a new program earlier this year that guarantees a home’s sale within 30 days at market value. If a property does not sell in that timeframe, the company’s sister business, Homes2X, will step in to make the purchase. According to the folks spearheading the operation, Homes2X is exceeding expectations.

Under the program, homeowners can remain in the property rent-free while Homes2X works to resell it. The initiative aims to give sellers more stability in an uncertain housing market.

Greg Hague, 72Sold CEO, said the program was designed to streamline the selling process for homeowners who need the proceeds from their current house to purchase their next one.

“A lot of people can’t buy a home until they sell the one they have, but they’re afraid to sell for fear they won’t find another home they like,” he said. “That chicken and egg problem is the biggest issue plaguing homeowners across the country.”

The program allows sellers to access their home’s equity immediately and avoid making multiple moves during a transition.

“It lets you have the cash you need and your loan paid off to find your next home,” Hague said. “You don’t even have to make an interim move.”

Unlike traditional investors, Homes2X gives homeowners the same payout they would expect on the open market.

“It costs just about the same as if you sold the normal way,” he said. “What’s really cool is that we’re not going to move into your home. You can stay, we’ll pay off your loan, and you get your equity to buy your next home.”

The company’s goal isn’t to profit from reselling homes, according to Hague, but to provide peace of mind to sellers who might otherwise feel stuck.

“We’re not looking to buy and sell homes for profit,” he said. “We earn the same commissions that people normally pay to sell a home, and that’s how we prosper.”

The company’s larger mission, Hague added, is to challenge what he sees as outdated industry practices.

“This industry is so backwards,” he said. “There’s so much money paid in commissions for such low levels of service and strategy. For what we charge, we can do way better.”

Jake Morrow, chief operating officer of Homes2X, said the program was created to bridge the gap for homeowners caught between selling their current property and purchasing a new one.

“Before Homes2X, the biggest alternative for sellers was to go to an investor who might offer only 70% of their home’s value and keep all the profits,” he said. “Homes2X solved that problem; we let homeowners unlock their equity without giving up their upside.”

Since the start of the year, Morrow said the company’s results have already exceeded expectations.

“Of the 83 homes we’ve closed since January, we’ve resold 34 of them, returning nearly $800,000 in profits to our clients, money that would’ve gone to investors in a traditional deal,” he said.
