An 18,000-square-foot Waffle Flower Crafts industrial development is planned at the northwest corner of East Thomas Road and North 54th Street in Mesa.
A rezoning from single residence-90 to light industrial, a site plan review and special-use permit for the 2.4-ace property are to be considered at the 3:30 p.m. study session and 4 p.m. Wednesday, Oct. 14, meeting of the Mesa Planning and Zoning Board at City Hall, 20 E. Main St.
Five to seven employees are anticipated to work daily. Retail activities are not anticipated on site, which will limit the number of visitors, Planner Tulili Tuiteleleapaga-Howard wrote in a staff report.
The single-story warehouse is to be on the northeast portion of the site, she said.
“Along the south side of the building is the main entrance, with a private garden space on the east building face,” Tuiteleleapaga-Howard wrote. “The building features a landscaped foundation base across the front of the building, as well as a serenity garden to the east. Additional landscaped areas are located along the perimeter of the site, within the parking area, and across Thomas Road and 54th Street rights of way.”
Planned trees include mulga, willow acacia, cascalote and palo verde. Shrubs include aloe vera, desert spoon, red yucca and regal mist grass, according to city documents.
William Erwin of Erwin Architecture and Development is the applicant. ZEE Properties LLC is the owner.
Waffle Flower Crafts is an internationally recognized creative brand and manufacturer of craft supplies such as clear stamps, dies, stencils and tools primarily for the card-making industry, Erwin said in a written project narrative.
The company’s headquarters is presently in the Zahara Professional Park at North Power Road and East Thomas Road in Mesa.
“The new facility will serve as a new operational hub for design, warehousing, light assembly, light manufacturing and creative workshop space,” Erwin said. “This project will ... consolidate and expand operations, creating a modern, flexible facility that supports product design, video and advertising development and commercial distribution.”
