An industrial development is planned on 1 acre approximately 2,000 feet southwest of the southwest corner of East Pecos Road and South Ellsworth Road in Mesa.
The Mesa Design Review Board approved the site plan, landscaping and design for the development in a 4-0 vote March 11. Chair Dane Astle, Vice Chair Justin Trexler and board member Paul Johnson were absent.
The development is in Gateway Airport Commerce Park, Staff Planner Kwasi Abebrese said.
“The site is currently vacant. So the proposal is for an approximately 9,984-square-foot new industrial building. Primary access is provided from South Atwood, specifically at the southeast corner of the site,” he said. “The building will include a loading area located at the rear, specifically on the west side, and this area will be screened with a 8-foot-tall vision wall from adjacent properties.”
Ernesto Ramirez of Chavez and Associates is the applicant. Glenscott LLC is the owner.
A shell building with office and warehouse space for four potential tenants is planned, Edward Chavez, president of Chavez and Associates, said in a written project narrative.
“The exterior of the building has been designed with a contemporary aesthetic mixing several materials that breaks apart the mass of each building elevation,” it states.
The all-volunteer Mesa Design Review Board is unique in that its composition is set by the zoning ordinance to include two architects; two from other design professions such as landscape architecture, engineering, urban planning, interior design or other design-related background; one contractor or developer; and two residents, according to the city’s website.
