The Mesa Planning and Zoning Board will vote on site plan modifications for two future fuel stations during their upcoming Aug. 14 meeting.
The board meets for a study session at 3:30 p.m. and a special meeting at 3:45 p.m., both in the lower council chambers, followed by a meeting at 4 p.m. in the council chambers, all at 57 E. First St.
According to board documents, the applicant is requesting a major site plan modification on a previously approved site plan to allow for the development of a Walmart fuel station within the 8200 to 8400 blocks of East Guadalupe road west of Hawes Road and south of Guadalupe Road, as well as a major site plan modification to allow for the development of another Walmart fuel station within the 100 to 400 blocks of West Baseline Road, east of Country Club Drive on the north side of Baseline Road.
Board documents and presentations say the stations fit in the general plan for the surrounding area by providing shopping and service needs to the local populace. The East Guadalupe Walmart fuel station would have a 609-square-foot service station building and a 4,313-square foot fuel canopy with six pumps, with 113 required parking spaces out of 206 available.
The Baseline Road Walmart fuel station would have a 1,618 -square-foot service station building and a 6,280-square-foot fuel canopy with 10 pumps, with 542 required parking spaces out of 921 available. Staff documents say that they have not heard any concerns or been contacted by any neighbors for either fuel station site plan.
The seven-member Planning and Zoning Board conducts hearings and makes recommendations to the city council on requests for changes in zoning and on required site plans. It also considers and recommends changes in the city’s long-range plans and in the municipal code concerning planning and zoning matters. Members are appointed for staggered terms of three years.
