The Mesa City Council voted 7-0 at its recent meeting to approve a rezoning for a proposed 137-unit residential development.
The council approved rezoning of two parcels, one 3.3 acres and another of 3.7 acres from varying multifamily zonings to a coordinated one with a planned-area development overlay during the meeting..
The name of the development is 4062 E. Main and the project is 1,600 feet west of the northwest corner of East Main Street and North Greenfield Road, according to council documents.
The site plan for 4062 E. Main is a 137-unit attached single-residence development. The rezoning request was made by Tim Boyle on behalf of site owner Dolly Varden LLC.
The development will have 95 three-story and 42 two-story units with attached two-car garages on the ground floor. Each unit will have three bedrooms, two full bathrooms and a minimum of 142 square feet of private open space.
Townhome buildings would have a contemporary architectural style, according to council documents. There will be 274 parking spaces combined from every unit, with 27 uncovered additional guest spaces on site.
Nearby property owners were notified and a neighborhood meeting was held on March 11 but had no neighbors in attendance. Staff had not received any comments or criticisms from the public either, according to council documents.
During a Sept. 8 council meeting, one member of the public brought up several concerns about the development, including traffic impacts on Main Street.
“Was a traffic study done? I realize that it’s probably not a problem now, but they keep on narrowing Main Street up and down,” said Mesa resident Mary Maiden. “It could be a potential problem down the road for people wanting to exit that.”
There was no public comment on the project during the Sept. 22 council meeting, and the ordinance passed as part of a multi-item consent agenda.
