Mesa City Council to consider 137-unit development at Sept. 22 meeting

Posted

The Mesa City Council voted 7-0 on Sept. 8 to hold a public hearing Sept. 22 at 5:15 p.m. in the Mesa Council Chambers for rezoning for a proposed 137-unit residential development.

The council is to vote on an ordinance to rezone 3.3 acres from multiple residence-4 and 3.7 acres from multiple residential-4 with a planned area development overlay to multiple residence-4 with a new planned area development overly.

According to council documents, the name of the development is 4062 E. Main and the project is 1,600 feet west of the northwest corner of East Main Street and North Greenfield Road.

The site plan for 4062 E. Main is a 137-unit attached single-residence development. The rezoning request was made by Tim Boyle on behalf of site owner Dolly Varden LLC.

The development would have 95 three-story and 42 two-story units with attached two-car garages on the ground floor. Each unit would have three bedrooms, two full bathrooms and a minimum of 142 square feet of private open space. Townhome buildings would have a contemporary architectural style, according to council documents. There would be 274 parking spaces combined from every unit, with 27 uncovered additional guest spaces on site.

According to council documents, nearby property owners were notified and a neighborhood meeting was held on March 11 but had no neighbors in attendance. Staff had not received any comments or criticisms from the public either.

At the Sept. 8 council meeting, one member of the public made a comment discussing various concerns about the development, including traffic impacts on Main Street.

“Was a traffic study done? I realize that it’s probably not a problem now, but they keep on narrowing Main Street up and down,” Mesa resident Mary Maiden said. “It could be a potential problem down the road for people wanting to exit that.”
