Industrial buildings planned at McDowell, Greenfield in Mesa

Posted

An industrial development is planned at an old orange grove south of McDowell Road and west of Greenfield Road in Mesa.

The landscaping and look of the development on 17.7 acres was discussed at the Oct. 11 meeting of the Mesa Design Review Board.

Three buildings are to be constructed in a large orchard, Staff Planner Chloe Durfee Daniel said at the board meeting.

“Overall there is going to be a request for alternative compliance for no more than 50% of one material for each facade of the building, but staff is in support of this and they are definitely making an effort to make sure that it is at least made up with different colors for that,” she said.

Tim Thielke of DLR Group is the applicant. AZ Greenfield Industrial LP is the owner.

Parking is dispersed throughout the site with loading, refuse and storage areas at the rear of the buildings and screened from view with concrete masonry unit walls, according to a written project narrative from DLR Group inc.

“The project consists of three buildings that will be developed to meet the growing demand for employment and industrial facilities in the East Valley. The buildings total approximately 278,850 square feet and each building is designed for one to four tenants,” it states. “The nature of the anticipated industrial uses requires large buildings with tall internal clear storage capacity. The facade design has buildings that are visually broken up into smaller components by wall details including material changes, panel reveals, shadows and changes to the roof line. Weather and sun protection, as well as shade and shadow interest, are provided by adjustments in the building elevations. At the pedestrian level, canopies have been provided for visual ties to the site features and are concentrated near public and employee entrances.”

The all-volunteer Mesa Design Review Board is unique in that its composition is set by the zoning ordinance to include two architects; two from other design professions such as landscape architecture, engineering, urban planning, interior design or other design-related background; one contractor or developer; and two residents, according to the city’s website.
