A modification to an existing comprehensive sign plan for the Ohana Kids and Family Kare building east of South Lindsay Road and north of East Baseline Road will be considered in August by the Mesa Board of Adjustment.
The item was to be discussed and voted on at the board’s July 5 meeting. Due to technical difficulties the meeting was not called to order and all items were continued to the Aug. 2 meeting that begins at 5 p.m. for a study session and a meeting at 5:30 p.m. in the lower council chambers, 57 E. First St.
The property at 3130 E. Baseline Road is zoned limited commercial with a planned area development overlay.
The applicant is requesting a special use permit to modify an approved comprehensive sign plan to allow for the installation of one permanent attached sign at Suite No. 103 of an existing group commercial retail center, Staff Planner Sergio Solis said in a written report.
“The proposed modification to the approved (comprehensive sign plan) complies with ... the (Mesa zoning ordinance) with regard to the design, type of signs allowed as well as size required for both attached and detached signs in the (limited commercial) district,” he said.
Michael B. Frawley of Signtastic LLC is the applicant. Spillman Holdings I LLC is the owner.
Per a previously approved comprehensive sign plan, only retail users may have illuminated signage, according to a written project narrative from Signtastic.
“Our customer is a service-oriented business. They are requesting signage to be illuminated and mounted to a raceway between the pillars in front of their business and has received approval from the landlord/property manager to do so,” it states. “The previous existing signage on the building’s fascia has been removed and no signage currently exists. This will be the only signage for their business.”
The seven-member Mesa Board of Adjustment conducts public meetings to hear and decide requests for variances, special-use permits and interpretations of the city of Mesa zoning ordinance and sign code. Members are appointed for staggered terms of three years, according to the city’s website.
