A 38-acre site in Avondale has been acquired for the development of a new industrial campus expected to bring about 700,000 square feet of manufacturing and logistics space to the West Valley.
The planned project, Avondale Tech Center, will include three industrial buildings along Interstate 10 at the northwest corner of 117th Avenue and Corporate Drive. The development is intended to support advanced manufacturing and industrial users, including aerospace, semiconductor, pharmaceutical and defense-related operations.
The buildings will range from about 212,184 to 254,264 square feet and are designed with features including 36-foot clear heights, reinforced flooring systems, upgraded roofing and expandable electrical capacity. Fire protection systems and secured, gated access are also planned for the site.
Project plans include outdoor tenant amenities such as walking paths around the campus, shared pickleball courts and designated gathering areas.
Developers said the site was selected for its access to Interstate 10 and nearby regional freeway connections, including Loop 303, Loop 101 and the Loop 202 extension.
