Goodyear’s business landscape grows with the city

New retailers, services and commercial projects are following Goodyear’s population growth, giving residents more options closer to home

Goodyear’s growth is easy to see in new homes and busy streets. Increasingly, it is showing up in storefronts, dealerships and commercial projects across the city.

New businesses ranging from Sephora and Nordstrom Rack to J.Crew Factory and Lovesac are joining a growing mix of retailers and services, while a Sprouts Farmers Market-anchored shopping center is planned for Estrella.

Together, the projects point to a broader shift in a city where rapid population growth is changing the commercial landscape.

Goodyear Mayor Joe Pizzillo said the city has worked to make itself an attractive place for businesses while keeping residents’ needs in mind.

“Goodyear has a strong community culture, and our staff is committed to being responsive and business friendly,” Pizzillo said. “We also have strong partnerships with groups like Globe and RED Development, which are helping us bring new opportunities to the community.”

Those partnerships are especially visible at GSQ, the mixed-use development surrounding Goodyear Civic Square near McDowell Road between 150th Drive and Bullard Avenue.

Recent business announcements there include Sephora, J.Crew Factory, Lovesac and V’s Barber Shop. Nordstrom Rack, Reformed Pilates and Petfolk are also among the businesses previously announced for the development.

Pizzillo said residents should continue to see more businesses opening across the city as Goodyear heads into 2027.

“We know people want more choices close to home, and we’re working with our development partners to make that happen,” he said. “We’re also listening closely to residents about the amenities they’re asking for and looking for opportunities to bring those to the community.”

The U.S. Census Bureau estimated Goodyear’s population at 125,359 in July 2025, up 30.4% from its April 2020 estimates base. That kind of growth gives retailers and service providers a larger customer base and more reason to establish themselves in the West Valley.

Yates Mitsubishi is one example. The dealership opened April 1 at 13725 W. Test Drive with approximately 30 employees across sales, service, parts and operations. The expansion added another brand to a family automotive business with Arizona roots dating to 1984. For dealer principal Whitney Yates-Woods, the decision was closely tied to the changes she has watched unfold across Goodyear.

“People are building their lives here,” Yates-Woods said. “They should not have to drive across metro Phoenix every time they need a product or service. For us, being in Goodyear is about serving the market that is already here and the one that is still coming.”

Commercial growth is also moving farther south.

A new shopping center planned at 10336 Estrella Parkway will be anchored by a 23,024-square-foot Sprouts Farmers Market. The first phase is expected to total about 35,224 square feet, including additional retail space and a standalone pad. Development is targeted to begin in early 2027.

The project is being developed by Common Bond Development Group in partnership with Harvard Investments and the city of Goodyear, bringing another major retail anchor to the Estrella area.

For Pizzillo, attracting new businesses is only one piece of managing Goodyear’s next chapter.

“Growth brings tremendous opportunities, but it also means we have to make sure our infrastructure keeps pace,” he said. “We’re looking at transportation and other infrastructure needs now so we can be prepared for the growth that’s coming, including projects that can help alleviate traffic.”

That planning, he said, has to extend beyond the businesses opening right now: “The goal is to be proactive rather than reactive and make sure we’re planning for the community Goodyear will be in the future, not just the community we have today.”
