Creation, a real estate development firm, recently announced that it has started construction on Source Logistics Center, a 144,885-square-foot Class A industrial facility located on the southeast corner of Warner Road and Hardy Drive in Tempe.
Partners, investors and city officials participated in a ceremonial groundbreaking event on Feb. 12, following Creation’s acquisition of the 15-acre site alongside investor CrossHarbor Capital Partners, according to a press release.
Creation made a $25,000 donation to benefit Lily’s Pad, a hyper-clean indoor playground in Tempe designed to provide immunocompromised children and their siblings with a clean environment to play in.
Positioned in one of the most sought after industrial submarkets in the greater Phoenix area, Source Logistics Center features 32-foot clear heights, abundant power, and six acres of contiguous yard space, allowing for flexible storage, or excess passenger vehicle, trailer or box truck parking.
The property also offers prime access to both the Interstate 10 and Loop 101 freeways and boasts prominent frontage on Warner Road. Uniquely, the site is rail spur capable thanks to its adjacency to a Union Pacific rail line, making it an exceptional fit for tenants requiring rail connectivity.
Grant Kingdon, principal of Mountain West Region at Creation, said in the release that breaking ground on the Source Logistics Center showcases the group’s commitment to delivering modern, infill industrial space in land-constrained submarkets with high barriers to entry.
“Tempe’s limited land availability and strong demographics drive demand for sites that can accommodate vehicles, equipment, inventory and raw goods,” Kingdon said. “Our team has deep local ties — many of us live here, went to ASU, or launched our careers in Tempe — so there’s a distinct buzz around Source and our nearby Nexus Commerce Center project that will break ground next month.”
Kingdon added that the group takes “great pride” in redeveloping sites like this and looks forward to contributing to logistics and light manufacturing facilities in Tempe.
LGE Design Build will serve as both the architect and general contractor for Source Logistics Center. Cooper Fratt, John Werstler, and Tanner Ferrandi of CBRE are leading leasing efforts.
The facility is already attracting attention from various industrial users looking for next-generation space in a high-demand market, according to the release. Completion is targeted for mid-2026.
