Design reviewed for 137-unit townhomes development in Mesa

Posted

A 137-unit attached single-residence townhomes development is planned about 1,600 feet west of the northwest corner of East Main Street and North Greenfield Road in Mesa.

The Mesa Design Review Board on Aug. 12 discussed the development’s look and landscaping on 7 acres at 4062 E. Main St. Chair Dane Astle was absent.

Planned amenities include pickleball courts, a play field, two playgrounds and ramadas, Staff Planner Jennifer Merrill said during the meeting.

“The site plan shows the gated subdivision accessed from Main Street. The main entrance is at the southeast corner of the site and there is also an exit-only on the southwest corner of the site,” she said. “Overall it consists of 27 buildings made up of two- and three-story units.”

There are 27 visitor parking spaces provided in addition to the attached two-car garages at each unit, Merrill said.

Tim Boyle of Atmosphere Architects is the applicant. Dolly Varden LLC is the owner.

The 4140 E. Main parcel has remained undeveloped since at least 1958, with no permanent structures built on the site. The neighboring parcel at 4062 E. Main was used for citrus farming until about 2013, according to a written project narrative from Atmosphere Architects.

“The townhomes will feature a contemporary architectural style that reflects local design trends while maintaining a clean and balanced aesthetic,” it states. “The elevations will offer variety in form, detailing and color without being overly ornate. The overall design emphasizes visual appeal, energy efficiency and cohesive integration with the surrounding neighborhood.”

The all-volunteer Mesa Design Review Board is unique in that its composition is set by the zoning ordinance to include two architects; two from other design professions such as landscape architecture, engineering, urban planning, interior design or other design-related background; one contractor or developer; and two residents, according to the city’s website.
