Sign plan approved for Navona Apartments in Mesa

Posted

A permit for a comprehensive sign plan was approved Aug. 6 to establish attached and detached sign standards for the 400-unit Navona Apartments in Mesa.

The Mesa Board of Adjustment voted 5-0 as part of a consent agenda with other items to approve the special-use permit for Navona — Toll Bros on 19.25 acres at 10141 E. Williams Field Road. Board members Heath Reed and Troy Glover were absent.

The general plan designation for the site in Avalon Crossing is mixed residential, Staff Planner Sergio Solis said during a study session prior to the meeting.

“The applicant is proposing three signs ... one adjacent to Williams Field and there is a secondary freestanding sign adjacent to East Unity Avenue,” he said. “There is an additional sign .. that is atop of the clubhouse.”

An 8-foot-tall sign of 10.2 square feet is planned on Williams Field Road and a 5-foot-tall sign of 3.95 square feet is planned on Unity Avenue. A 16.32-square-foot sign is to be placed above the clubhouse main entry.

A total of 207 one-bedroom units, 148 two-bedroom units and 45 three-bedroom units are planned, according to a site plan.

Joy Gunay is the applicant. TB MESA I LLC is the owner.

The signs are to be constructed in aluminum with wood veneer finishes and LED illumination that match the building’s architectural style, it states in a written project narrative from Signs of the Times Inc.

“The proposed Navona comprehensive sign plan complies with the Mesa zoning ordinance and Avalon Crossing Community Plan; establishes clear, cohesive signage standards for the development; reinforces the architectural design and creates a sense of place; (and) supports site identification for residents, visitors and public safety,” it states.

The seven-member Board of Adjustment conducts public meetings to hear and decide requests for variances, special-use permits and interpretations of the city of Mesa zoning ordinance and sign code. Members are appointed for staggered terms of three years, according to the city’s website.
