SCHOA updating CC&Rs

Sun City Homeowners Association Board Members Al Morton and Jack Elliott provided members an update on a project to make covenants, conditions and restrictions (CC&Rs) more complete during the organization’s general meeting Feb. 27.

The update to the Sun City CC&Rs would not add anything new, but only bring current regulations in sync with state and federal laws.

“We’re updating CC&Rs because they need to be updated to the new laws,” Elliott said.

However, it is a lengthy process that is likely to take months, perhaps even a year or two, Morton said, because state and federal laws are continuing to be passed that need to be addressed.

“You can update to accommodate changes in laws, but to introduce something new requires you have 100 percent approval. That’s never going to happen,” Elliott said.

In other matters, Lisa Gray, general manager, informed members that SCHOA had collected more than 2,860 signatures in opposition to House Bill 2470, which would remove the right for property owners to vote on the issue of street parking, void contractual deed restrictions that homeowners agreed to when they purchased their homes and allow for street parking, including recreational vehicles, commercial vehicles, trailers, etc. She will be delivering the petitions to the district legislators to show SCHOA’s opposition to HB2470. She has attempted to contact legislators directly, but does not get a response, she said.

Jean Morlang, marketing director, said SCHOA has seen an increase of 885 members in the past year to put their current membership at 4,812, which includes the recent addition of 133 new members and 306 renewals.
