A Surprise Goodwill location is changing hands.

Marcus & Millichap, a leading commercial real estate brokerage firm specializing in investment sales, financing, research and advisory services, announced the sale of the location at 12043 N. Reems Road.

According to Ryan Sarbinoff, regional manager of the firm’s Phoenix office, the 22,986-square-foot net-leased property sold for $6,128,000.

Mark Ruble and Chris Lind, investment specialists in Marcus & Millichap’s Phoenix office, had the exclusive listing to market the property on behalf of the seller, a limited liability company.

The property was built in 2020 on a 2.42-acre lot in the rapidly growing Surprise trade area, where households and population are projected to increase 14% to 17% within a one-mile radius by 2025.

The asset included a new 15-year corporate lease with rental increases every five years.
