Lot layouts approved for 318 Shea Homes, QC Commons commercial sites

Final plats were recently approved for Shea Homes at Johnson Farms with 318 single-family residential lots and the QC Commons commercial subdivision anchored by a Fry’s Marketplace and Pharmacy.

The lot layouts were approved by the Queen Creek Town Council in a recent consent agenda vote with other items.

Shea Homes

Final plats were approved for Shea Homes at Johnson Farms, a request by Trilogy Encanterra Construction LLC.

They are within the Encanterra subdivision and consist of 318 single-family residential lots on approximately 60.1 acres at the southeast corner of Gantzel and Combs roads.

The Encanterra subdivision was annexed into the Town of Queen Creek in October. The master-planned community includes approximately 755 acres with 2,399 total lots.

“The final plats for parcels 4B, 4C and 4C-HD, and 6D establish the local street and lot layout within the Encanterra subdivision. The on-site private roadway improvements and on-site public utility improvements will be constructed with the associated parcel,” Development Services Director Brett Burningham, Town Engineer Chris Dovel and Principal Engineer Marc Palichuk said in a memo to the Town Council.

The Town of Queen Creek will receive building permit fees for all homes that develop within the 318-lot subdivision.

QC Commons

The request for the final plat for the QC Commons commercial subdivision, at the northeast corner of Ellsworth Road and Riggs Road, was from Riggs Ellsworth 40 LLC and JWN Riggs 40 LLC.

The subdivision consists of a commercial center anchored by a 126,000-square-foot Fry’s Marketplace and Pharmacy, on a 19.6-acre lot, according to a memo to the council from Development Services Director Burningham, Town Engineer Dovel and Principal Engineer Palichuk.

The other lots consist of two shops buildings; three pad sites --- pads A, C and E; and two drive-thru restaurants --- Pads B and D.

“The development will complete the required off-site improvements with the construction of the Fry’s Marketplace and Pharmacy,” according to the memo.

The town will receive building permit fees for all commercial buildings and tenant improvements that develop within the commercial subdivision.
