The final municipal blessing has been bestowed upon a new, two-lot residential subdivision at 9845 E. Cactus Road that will carry general residential zoning.
Scottsdale City Council unanimously approved the final plat for the residential subdivision coined, “Anderson Residences” at its March 3 meeting at City Hall, 3939 N. Drinkwater Blvd.
The City Council approval comes following an October 2019 approval at the Scottsdale Development Review Board.
“The site is zoned single-family residential (R1-35) district,” said Scottsdale Senior Planner Bryan Cluff in his report to City Council.
“This lot was part of a previous minor land division that created two parcels out of a larger 9-acre parcel, therefore further subdivision of the existing parcel results in a major subdivision requiring City Council approval, in accordance with the city’s land division ordinance.”
Mr. Cluff outlines the site is found at the southeast corner of east Cactus Road and north 98th Street and is surrounded by equestrian properties all zoned R1-35.
“The development proposal includes a preliminary plat for a new two-lot, single-family residential subdivision on a 3.56-acre gross site,” he said of the now-approved proposal.
“The existing public streets (north 98th Street) will provide access to the new lots. The existing driveway on East Cactus Road will be removed. The owner will construct half-street improvements and a public trail along north 98th Street in conformance with the transportation master plan.”
From a technical standpoint, Anderson Residences, received approval for a single-family residential subdivision and a height request up to 30 feet with 1.78 dwelling units per acre on a 3.56-acre gross site.
“Surrounding property owners within 750 feet of the site have been identified and the site has been posted,” Mr. Cluff explained of community outreach efforts. “Staff has received one phone call from a surrounding property owner with general questions. As of the date of this report, no formal public comment has been received.”
