Costco has submitted a site plan to develop a facility in Mesa that will allow it to store and transfer large items to customers as well as house offices.
According to a narrative included with Costco’s site plan proposal, the company’s merchandise transfer building, will be south of Peterson Avenue between South 94th Place and South 96th Street in Mesa. The major cross streets are East Elliot and South Ellsworth roads.
The application was submitted to city of Mesa Planning and Development department by Phoenix law firm Beus Gilbert McGroder PLLC and Ware Malcomb Architects.
Costco proposes building the facility on two existing vacant lots that will be combined into one 12.40-acre lot.
The merchandise transfer building will be developed in two phases, according to the narrative. Phase I will total 75,623-square-feet. Phase II will be an extension of Phase I, adding 44,720-square-feet. The completed building will be 120,343 square feet.
“The existing zoning of the site is light industrial (“LI”) and the site plan meets all design standards and other requirements of the LI district,” the proposal continues. “There will be an office component to the building as shown for operations of the center. Large bulky items (e.g., furniture, appliances and electronics) will be delivered to customer residences from the merchandise transfer building.”
In the proposal, the applicants say the building is oriented for “easy access of loading and good separation of the on-site movement for employee cars, delivery vehicles, pedestrians and flow of distribution.”
Access to and from the site would be provided via two driveways onto Peterson Avenue to the north and one driveway onto South 96th Street to the west. Public utilities and electrical service will come from Peterson Avenue, according to the proposal.
The application was filed Sept. 19 and is still being reviewed by Planning and Development. There is no word yet on how many employees may be hired or when construction could begin.
