Apartments planned near Gilbert, Broadway in Mesa

A 72-unit apartment complex with two- and three-bedroom units is to be constructed west of Gilbert Road and south of Broadway Road in Mesa.

The Mesa Planning and Zoning Board on June 28 voted 5-0 on a consent agenda with other items to recommend that the city council rezone 3.5 acres to multiple residence-4 with a new planned area development overlay and major site plan modification for Reed Park Residences. Absent were Vice Chair Benjamin Ayers and board member Genessee Montes.

Pedestrian paths are planned around the buildings and leading to amenities at the site, Planner Jennifer Merrill said at a study session prior to the meeting.

“The site plan shows two three-story apartment buildings. There’s a centrally located amenity space including a pool and playground equipment. The site is gated and there are two vehicular gates at the site — one of them is at the northwest corner of the site and that’s the main entrance and exit; and then the one at the southwest corner is exit-only. Those entries do have pavers on them,” she said.

Pew & Lake PLC is the applicant. Ridgeway Investments LLC is the owner.

The Reed Park Residences will have three-bedroom units of 1,137 square feet and two-bedroom units of 879 square feet. The site is surrounded by residential development and the city’s Reed Park, according to a written project narrative from Reese L. Anderson and Jon Gillespie of Pew & Lake PLC.

“The relatively small size of the site and its longstanding, vacant, in-fill nature makes it ideal for a multifamily residential development such as the one being proposed by the developer,” it states. “The Reed Park Residences property management organization will be privately maintained and the number of units provided will ensure that the association is properly funded and sustained.”

The seven-member Mesa Planning and Zoning Board conducts hearings and makes recommendations to council on requests for changes in zoning and on required site plans. It also considers and recommends changes in the city’s long-range plans and in the municipal code concerning planning and zoning matters. Members are appointed for staggered terms of three years, according to the city’s website.
