Tyco Metal Works plans to construct a more than 37,000-square-foot industrial building on 2 acres west of Ellsworth Road and north of Germann Road in Mesa.

The Mesa Design Review Board voted unanimously July 9 to approve the look and landscaping for the industrial development, which is within Gateway Airport Commerce Park.

The site is zoned light industrial with planned area development and bonus intensity zone overlays, Staff Planner Cassidy Welch said prior to the vote.

“(T)he proposed industrial uses are permitted in that zoning district. As part of their request they are proposing outdoor storage, which is permitted in the rear half of the lot,” she said. “So the proposal is for a new, approximately 37,000-square-foot building. It’s kind of unique because it is fronted by streets on three sides — you’ve got Atwood, Winnston and 89th Place,” she said.

Alex Hayes of Withey Morris Baugh PLC is the applicant. Tyco Metal Works LLC is the owner.

The building will have the option to be divided into four separate tenant units measuring 9,324 square feet in flex industrial space for small businesses and manufacturers. A secured storage yard on the north side of the property is to include private yards for tenants, trash enclosure access and a single truck well/loading area, according to a written project narrative from Withey Morris Baugh.

“The proposed building will have a modern design featuring a simple four-color scheme and alternating building materials,” it states. “To add visual interest, the masonry walls have varying heights and textures. Wall heights will alternate between 28 feet and 32 feet and the general building material is masonry.”

The all-volunteer Mesa Design Review Board is unique in that its composition is set by the zoning ordinance to include two architects; two from other design professions such as landscape architecture, engineering, urban planning, interior design or other design-related background; one contractor or developer; and two residents, according to the city’s website.
