Sign plan sought for One @ Signal Butte apartments in Mesa

Posted

A comprehensive sign plan is being sought for a 11-acre apartments development west of the southwest corner of South Signal Butte Road and East Hampton Avenue in Mesa.

The Mesa Board of Adjustment meets at 5 p.m. for a study session and 5:30 p.m. for a meeting Dec. 4 in the lower council chambers, 57 E. First St., to in part discuss a special use permit for the sign plan for One @ Signal Butte.

The comprehensive sign plan would allow four signs, including one detached monument sign, and three attached building signs, Planner Noah Bulson said in a written staff report.

“The requested CSP includes modification to the maximum number of permitted signs to allow for four signs, modification to the sign area calculation to allow for 107 square feet of signage and modification to the illumination requirements to allow for illumination on all signage,” it states.

Cassandra Baumann on behalf of TS&G Signs LLC is the applicant. The One At Mountain Vista LLC is the owner.

The One @ Signal Butte will have 319 apartment units within a courtyard style building, according to a project narrative from TS&G Signs.

“The project site contains unique conditions as it is off a collector road and doesn’t have any frontage along a main arterial road. It is also behind commercial developments. This limits the relation to an arterial road and restricts normal visibility for maximum exposure. There is only one entrance into the community which is off Hampton Ave.,” it states.

The seven-member Board of Adjustment conducts public meetings to hear and decide requests for variances, special-use permits and interpretations of the city of Mesa zoning ordinance and sign code. Members are appointed for staggered terms of three years, according to the city’s website.
