A comprehensive sign plan permit for AZ International Marketplace east of Dobson Road on the north side of Broadway Road in Mesa was recently approved by the Mesa Board of Adjustment.
The board voted 4-0 July 3 to approve a special-use permit for an existing group commercial center in the light industrial zoning district by applicant Adam Nguyen of Win Signs Inc. Sign Co. for owner Mekong Real Estate Investment Group LLC. Absent were Boardmembers Heath Reed, Troy Glover and Todd Trendler.

Three attached signs are to be constructed on the south and west sides of the primary building at the site, Staff Planner Chloe Durfee Daniel wrote in a staff report.
The proposed comprehensive sign plan includes an increase in the maximum individual sign area of attached signs from 160 square feet to 290 square feet. The proposal also would allow for an increase in the maximum aggregate sign area of attached signs from 80% of lineal front feet of occupancy up to a max of 500 square feet, which would allow a maximum of 311 square feet for the proposed development, to 490 square feet, it states.
The property is designed for mixed office uses with multiple tenants. The signs proposed within the AZ International Super Market are billed as modern with natural colors for the main buildings with various color accents and dark orange browns near the anchor market, Nguyen, the applicant, wrote in a project narrative.
“The proposed site signage was designed with the same materials, paint and architectural accents as the buildings in the center, utilizing strong vertical elements to provide an overall Asian-themed cohesive look that will set this market center apart from other developments,” it states.
The proposal states the sign package is the minimum amount needed for the market to be successful and compete with nearby businesses.
The seven-member Board of Adjustment conducts public meetings to hear and decide requests for variances, special-use permits and interpretations of the city of Mesa zoning ordinance and sign code. Members are appointed for staggered terms of three years, according to the city’s website.
