The Mesa Planning and Zoning Board voted unanimously March 12 to approve a site plan review for an industrial development.
The proposed 98,296-square-foot development known as Longbow 202 Shell will be about 840 feet west of the northwest corner of North Recker Road and East McDowell Road.
The request was made by applicant Karen Ohmann of Deutsch Architecture Group on behalf of site owner J & R Repair Service of Arizona LLC. The project site is currently vacant so the applicant is requesting approval of an initial site plan and special-use permit for the industrial development.
“The site is zoned light industrial, with a planned area development overlay. The proposed industrial development is allowed by right in the light industrial zoning district,” Mesa planner Kwasi Abebrese said at a study session prior to the meeting.
The industrial building will include vehicular access from East McDowell Road and North 58th Circle. It will have a truck dock and loading area on the east side with the site having 143 parking spaces total, according to board documents.
Nearby property owners were notified but no comments or concerns were received, according to board documents.
The seven-member Planning and Zoning Board conducts hearings and makes recommendations to the city council on requests for changes in zoning and on required site plans. It also considers and recommends changes in the city’s long-range plans and in the municipal code concerning planning and zoning matters. Members are appointed for staggered terms of three years.
