The Mesa Planning and Zoning Board voted 7-0 to make a recommendation to the city council on a permit for a possible freeway landmark monument for the upcoming Medina Station retail development at their March 12 meeting.
The request is for a council use permit for a freeway landmark monument at the southeast corner of East Southern Avenue and South Signal Butte Road, north of the U.S. Highway 60 Freeway.
“The site is currently vacant. The proposal is for one freeway landmark monument located at the southern boundary for the site,” Mesa planner Cassidy Welch said during the March 12 study session.
The application was made by James Rogers of Davis Signs & Graphics on behalf of site owner Bela Flor Holdings LLC. The 61-acre site is vacant, according to board documents. The area is zoned limited commercial with a planned area development. A council use permit would allow for a freeway landmark monument to be built on the site.
The monument would be 47 feet tall with a 303-square-foot sign area and feature nameplates for the planned retail locations in Medina Station.
According to board documents, nearby property owners were notified and a neighborhood meeting was held on Dec. 5, 2024. Two attendees had general comments about the overall development and construction timelines, but no other comments or concerns were expressed.
The seven-member Planning and Zoning Board conducts hearings and makes recommendations to the city council on requests for changes in zoning and on required site plans. It also considers and recommends changes in the city’s long-range plans and in the municipal code concerning planning and zoning matters. Members are appointed for staggered terms of three years.
