Preliminary design for a 372-unit apartment complex on 18.6 acres east of Sossaman Road on the south side of Elliot Road recently was discussed by the Mesa Design Review Board.
A total of 781 parking stalls are required and 782 parking stalls are proposed for the development within a portion of Hawes Crossing Village 2, Staff Planner Sean Pesek said at the board’s May 10 meeting.
“You can see that buildings three, four, five and 15 are pushed up toward Elliot and the future alignment of Arcadia Street so parking is located to the side and rear of the street-facing buildings,” he said.
The applicant is seeking an alternate landscape plan reduction of foundation base along the exterior walls of the public entrance, he said.
A 15-foot-wide foundation base is required along exterior walls with a public entrance, but due to the application of fire codes, the applicant proposed a minimum 10-foot-wide foundation base along select walls with a public entrance, according to a city document.
Building materials include brick veneer, stucco, aluminum siding and metal awnings.
Brian Andersen of BMA Architecture LLC is the applicant. Acero Hawes LLC is the owner.
The residential rental community will have 150 one-bedroom units, 186 two-bedroom units and 36 three-bedroom units, according to a written project narrative.
“A multi-family residential community at this location is the ideal use for this property with the growing medical industry job market in the surrounding area. The proposed multi-family residential community will provide additional and alternative housing opportunities to address the needs of the city and future employers,” it states.
The all-volunteer Mesa Design Review Board is unique in that its composition is set by the zoning ordinance to include two architects; two from other design professions such as landscape architecture, engineering, urban planning, interior design or other design-related background; one contractor or developer; and two residents, according to the city’s website.
