Preliminary design for an industrial development on 34 acres north of Germann Road and east of Hawes Road recently was discussed by the Mesa Design Review Board.
The site plan shows three large industrial buildings for a total of nearly 500,000 square feet, Staff Planner Jennifer Merrill said during the board’s June 14 meeting,
“There is access from Germann Road and Hawes Road for vehicular access and pedestrian access; and on site there are 931 parking spaces provided,” she said. “They are requesting alternative compliance with two of the design standards from the zoning ordinance. One of the standards requires parapet detailing, like cornices and trim at tops of buildings; they’re requesting to have their proposed design instead. The other requirement is limitation for each facade for materials not to comprise more than 50% of each facade and they are proposing concrete tilt panels for the entire facade.”
Andrisda Maulsi of Ware Malcomb is the applicant. Hawes OZ Fund LLC is the owner.
The all-volunteer Mesa Design Review Board is unique in that its composition is set by the zoning ordinance to include two architects; two from other design professions such as landscape architecture, engineering, urban planning, interior design or other design-related background; one contractor or developer; and two residents, according to the city’s website.
