A special use permit for a comprehensive sign plan for The Landing at Fiesta Village apartments at 1310 W. Southern Ave. was recently approved by the Mesa Board of Adjustment.
The seven-member board conducts public meetings to hear and decide requests for variances, special-use permits and interpretations of the city of Mesa zoning ordinance and sign code. Members are appointed for staggered terms of three years, according to the city’s website.
The permit for the development in the multiple-residence-5 planned area development district was approved in a 7-0 vote June 1 of a consent agenda with other items.
The comprehensive sign plan seeks modifications to exceed the allowed sign area and height, Staff Planner Lesley Davis said at a study session prior to the board’s meeting.
“It is currently under construction with some apartments,” she said. “This was all approved as one planned area development overlay that included the commercial along the street frontages with the multiple-family in the back.”
Illuminated 5-foot-tall letters are planned for a sign on a beam above and across a drive aisle at the entrance to the apartments, according to her presentation.
“So what they’re requesting is to have one sign on this property that’s 146.5 square feet. It would be located on the I-beam that’s at that entrance to the apartment project. So that’s a 17-foot-high I-beam,” Davis said.
Normally in the multi-family district a development can have two signs with a maximum of 32 square feet and 8 feet high, she said.
The Landing at Fiesta Village is a new multi-family property, according to a written project narrative from TS&G Signs.
“The project site contains unique conditions as it is tucked in the corner with commercial developments surrounding it. This limits the relation to a public street and restricts normal sign visibility since it is set back 255 feet from Southern Avenue,” it states. “There is only one entrance into the community which will be off Southern Avenue located behind the commercial developments. We are proposing a sign to be installed on top of the main entry canopy structure. The entry canopy sign will be the only identifier for the community.”
