Rockefeller Group, a New York City-based real estate developer, owner and operator, announced Aug. 6 that it purchased a 34.1-acre logistics site in Glendale from IndiCap and their capital partner.
Rockefeller Group and IndiCap will partner to develop West Olive Logistics Center, a 552,000-square-foot industrial building at the northwest corner of West Olive Avenue and North Reems Road.
"We are excited to partner with IndiCap on West Olive Logistics Center and look forward to developing in one of the nation’s top industrial markets," stated Brandon Dillingham, Managing Director for Rockefeller Group, in a press release. "The site's strategic location within the Loop 303 Corridor, combined with strong market fundamentals and growing tenant demand, makes it an exceptional opportunity to deliver a best-in-class industrial facility."
Cushman & Wakefield’s National Industrial Advisory Group – Mountain West, including Will Strong, Jack Stamets, Molly Miller, Michael Matchett and Madeline Warren represented the sellers and also arranged the joint venture equity between both parties.
Cushman & Wakefield’s Mike Haenel, Andy Markham, Phil Haenel and Justin Smith will be the exclusive leasing agents for the project.
“Bringing together Rockefeller Group and IndiCap created an opportunity for both firms to leverage their respective strengths while positioning the project for long-term success,” Strong stated in the release. “We're proud to have played a role in bringing the partnership together.”
Philip Croker, senior managing Director at Rockefeller Group, stated that the project benefits from its proximity to corporate neighbors, including Walmart, Amazon, Microsoft, and FedEx.
“The Southwest Valley is one of Phoenix’s largest and most active industrial hubs, offering robust infrastructure, strong population growth, and a business-friendly environment,” Croker stated. “The region continues to be a premier destination for industrial users and investors and is particularly well-suited for logistics companies, e-commerce operators, retailers, and manufacturers seeking access to major population centers and a deep labor pool.”
The project is part of a larger master-planned development consisting of 111.7 total acres. It already features three Class A industrial buildings totaling more than 1 million square feet.
