A special use permit was recently modified for a comprehensive sign plan at an industrial and commercial development west of South Signal Butte Road on the north side of East Elliot Road in Mesa.
The permit was approved in a 6-0 vote by the Mesa Board of Adjustment July 6 of a consent agenda with other items. Board member Chris Jones was absent.
The seven-member board conducts public meetings to hear and decide requests for variances, special-use permits and interpretations of the city of Mesa zoning ordinance and sign code. Members are appointed for staggered terms of three years, according to the city’s website.
The permit will allow modification to a maximum height of detached signs, Staff Planner Robert Mansolillo said at a study session prior to the meeting.
“They are requesting a modification to allow a maximum height of 13 feet for a monument sign rather than the 12 feet as required by code, and all other monument signs and detached signs meet the zoning ordinance allowances,” he said. “There will be three detached signs along Signal Butte Road and two along Elliot.”

The Elliot Tech Center is designed for mixed commercial uses with multiple tenants, according to a written project narrative from Andy Gibson, president of Bootz & Duke Sign Co.
“Some of these tenants do not have street frontage along either Elliot or Signal Butte Road. The intent of creating this comprehensive sign plan is to allow these tenants to have a sign location on a building/street frontage the business is not located on,” Gibson said. “The signage proposed within Elliot Tech Center has a modern theme with a specific color palette of gray accented with dark red. The main tenant monument sign and directional signage are designed to include the same vertical stripe features with a modern theme to match the architectural intent of the buildings.”
