Preliminary design for an industrial development north of Germann Road on the east side of the Crismon Road alignment recently was discussed by the Mesa Design Review Board.
The site plan shows one large-scale industrial building totaling approximately 1 million square feet, Staff Planner Cassidy Welch said during the board’s June 14 meeting.
“The site will be exclusively accessed from Crismon Road, and as a part of their request they are proposing a parking reduction from the [2,178] spaces that are required to [422] spaces that are proposed,” she said. “The applicant is requesting alternative compliance for three design standards: uninterrupted wall lengths exceeding 50 feet without articulation; three different and distinct materials; and then no more than 50% of a facade may be covered in one material.”
George Pasquel III of Withey Morris PLC is the applicant, Cubes at Mesa Gateway LLC is the owner.
CRG Integrated Real Estate Solutions is the developer of a roughly 264-acre planned multibuilding industrial development known as the Cubes at Mesa Gateway, according to a written project narrative.
“This application and associated documents encompass roughly 62.83 acres known as ‘building D’ and represent the third project within the larger development. The project proposes a multitenant industrial-use building of roughly 1 million square feet and associated site improvements,” it states.
The all-volunteer Mesa Design Review Board is unique in that its composition is set by the zoning ordinance to include two architects; two from other design professions such as landscape architecture, engineering, urban planning, interior design or other design-related background; one contractor or developer; and two residents, according to the city’s website.
