An industrial development — the 1.2 million-square-foot Building C at Cubes @ Mesa Gateway — is to be constructed south of Pecos Road on the east side of the Crismon Road alignment.
The Mesa Planning and Zoning Board recently voted unanimously in a consent agenda with other items to approve a site plan review and special-use permit with a parking reduction for the 85.8-acre development. Board members Shelly Allen, Jeffrey Crockett and Troy Peterson voted by Zoom.
The site plan is for a more than 1 million-square-foot building that will be 47 feet tall, Planner Cassidy Welch said during a study session prior to the board’s Jan. 26 meeting.
“The site will be accessed from Crismon Road with parking spaces located in front of the building and then the loading docks and trailer parking located behind the building and to the sides of the building,” she said. “The [design review board] was very supportive of the design and just had minor changes to the building design.”
Allen asked what type of parking reduction was being sought.
“The applicant is requesting a revised parking ratio or parking reduction. This is a warehousing and storage building so with a million square foot that would require a parking ratio at 1:900 square feet and would require ... in the thousands level of parking,” she said. “They’re anticipating only approximately 100 employees on-site; most of the building will be used for loading and storage.”
The Mesa zoning ordinance requires 1,354 on-site parking spaces; with the reduction requested, 304 parking spaces will be provided, according to a written staff report.

CRG, a national developer of industrial projects, is the owner and developer of an overall 264-acre planned multibuilding industrial development known as the Cubes @ Mesa Gateway, according to a project narrative.
“This application and associated documents represent the commencement of this exciting project with a roughly 1.2 [million] square feet building, known as ‘Building C’ and associated site improvements,” it states.
The seven-member Mesa Planning and Zoning Board conducts hearings and makes recommendations to council on requests for changes in zoning and on required site plans. It also considers and recommends changes in the city’s long-range plans and in the municipal code concerning planning and zoning matters. Members are appointed for staggered terms of three years, according to the city’s website.
