Prudential Overall Supply — a 100-employee site that processes laundry products for semiconductor-manufacturing businesses that operate clean rooms — is building an addition and canopy east of Country Club Drive and south of Southern Avenue in Mesa.
The Mesa Board of Adjustment on March 6 voted 6-0 in a consent agenda with other items to approve a substantial conformance improvement permit to allow deviations from certain development standards for the commercial cleaning business within the general industrial district. Board member Chris Jones was not at the meeting.
The applicant is proposing to expand a structure developed in 1985 to provide additional working space and also expand the parking lot, Staff Planner Joshua Grandlienard said in a written report.
“(S)ome of the existing site improvements do not conform with current developments standards of ... the Mesa zoning ordinance and the site is considered legal non-conforming. Due to existing conditions, achieving full conformance with the (zoning ordinance) would require significant alterations to the site including modification of the existing building,” he said.

Prudential Overall Supply has operated a cleanroom laundry at the property for approximately 30 years and expanded into a building next door about 12 years ago. The business has about 100 employees, according to a written project narrative from Agee, a professional engineer from Agee Engineering Inc.
“The essence of the design intent is to maximize the use and development of the three contiguous lots that (Prudential Overall Supply) owns in order to keep the business growing at this location,” it states.
“The current and proposed use meets the zoning designation of general industrial insofar as they process laundry products for the high-tech industries in the region that operate clean rooms for chip manufacturing and the like,” according to the narrative,
The seven-member board conducts public meetings to hear and decide requests for variances, special-use permits and interpretations of the city of Mesa zoning ordinance and sign code. Members are appointed for staggered terms of three years, according to the city’s website.
