A five-building industrial development totaling 492,311 square feet is to be constructed north of Pecos Road on the west side of Meridian Road in Mesa.
The 41-acre Meridian 24 development’s look and landscaping were discussed Feb. 13 by the Mesa Design Review Board. Vice Chair Dane Astle was absent.
Two access points are planned on Meridian — a central drive for trucks and a second for other vehicles, Staff Planner Sean Pesek said during the meeting.
“The applicant is proposing five spec industrial buildings just under 500,000 square feet in gross floor area. Each building has a truck dock that is not directly visible from the adjacent streets. And those truck docks will be screened by an 8-foot block wall and automatic gates,” he said. “The building height is about 46 feet ... which is still under the 50-foot maximum for the general industrial zoning district, so height is not an issue even though these are taller than the typical 40 feet.”
Morgan Retzlaff is the applicant. SR24Meridian QOZB LLC is the owner.
The all-volunteer Mesa Design Review Board is unique in that its composition is set by the zoning ordinance to include two architects; two from other design professions such as landscape architecture, engineering, urban planning, interior design or other design-related background; one contractor or developer; and two residents, according to the city’s website.
