Proposed Development Fees
The following proposed development fees are by residential fees per unit:
• Single family: $550 for library; $1,707 for parks and recreational; $1,229 for police; $3,250 for streets; for a total of $6,736.
• Multi-family: $432 for library; $1,340 for parks and recreational; $965 for police; $1,779 for streets; for a total of $4,516.
• Recreational vehicle: $425 for library; $1,318 for parks and recreational; $949 for police; $1,779 for streets; for a total of $4,471.
The following proposed development fees are by nonresidential fees per square foot:
• Industrial: $0.07 for library; $0.22 for parks and recreational; $0.68 for police; $0.92 for streets; for a total of $1.89.
• Commercial: $0.10 for library; $0.30 for parks and recreational; $3.40 for police; $4.72 for streets; for a total of $8.52.
• Office and other services: $0.16 for library; $0.46 for parks and recreational; $1.51 for police; $2.04 for streets; for a total of $4.17.
• Institutional: $0.14 for library; $0.40 for parks and recreational; $0.99 for police; $1.34 for streets; for a total of $2.87.
• Lodging (per room): $27 for library; $79 for parks and recreational; $1,115 for police; $1,545 for streets; for a total of $2,766.
• Assisted living (per bed): $29 for library; $86 for parks and recreational; $362 for police; $490 for streets; for a total of $967.
The city of Apache Junction is beginning the process prescribed in state statutes to update its development fees.
Development fees are paid by developers at the time building permits are issued for new development. Those fees help fund infrastructure for police, streets, libraries and parks and recreation facilities necessary to accommodate new growth in the community, according to a release.
Two of three residential fees per unit are increasing, such as a new $6,736 for single family increased from $5,932; a new $4,516 for multi-family decreased from $4,827; and a new $4,471 for recreational vehicle increased from $4,220.
Nonresidential fees per square foot are increasing, such as a new $1.89 for industrial from $1.61; a new $8.52 for commercial/retail from $7.86; and a new $4.17 for office and other services from $3.32.
The city is also adding two new categories — lodging (per room) and assisted living (per bed), according to the draft document.
A draft report known as the “Land Use Assumptions, Infrastructure Improvements Plan and Development Fee Report,” dated March 30, 2022, is available at the city of Apache Junction Development Services Department, 300 E. Superstition Blvd., Apache Junction, and at apachejunctionaz.gov/devfees2022.
On May 17 the City Council will hold a public hearing on the matter for consideration of approval and adoption.
