New mixed-use development Apache Square will boast an additional two stories and over 100 more dwelling units from its original proposal, based on action taken at the Tempe Development Review Commission’s Jan. 23 meeting.
At the meeting, the commissioners voted on modifications to development standards and a development plan review for Apache Square, which is located at the corner of Apache Boulevard and McClintock Drive.
The modifications were approved in a unanimous vote of the consent agenda.
Apache Square, 1747 E. Apache Blvd., was previously occupied by a vehicle service business and is neighbored by commercial, residential and mixed-use properties, according to a staff report by Senior City Planner Karen Stovall.
Tempe City Council approved the project’s general plan projected density map amendment, zoning map amendment, planned area development overlay and development plan review at its Sept. 23, 2023 meeting.
Originally, the project consisted of a five-story, mixed-use development with 167 dwelling units and commercial uses. The applicant, Apache South, requested a modification to add an additional 105 dwelling units, increasing the project’s density and the number of stories from five to seven.
“Plans depict one seven-story, 90-foot-high building with a single driveway on McClintock that leads to the garage with one level of parking below-grade and three levels of parking above-grade,” Stovall stated in the report.
Apache Square will have 272 dwelling units and commercial uses on 1.95 acres at the property.
As stated in Stovall’s report, these dwelling units will include studio, one-bedroom, two-bedroom and three-bedroom options. The proposed plan states that it will feature 354 vehicle and 312 bicycle parking spaces.
The report also noted that while this action does not directly impact city revenue, the development will result in the collection of standard development fees that are calculated at the time of permit issuance.
