Tempe approves plan for 8-story student housing development

Posted

Another student housing option is coming to Tempe after city council’s recent approval of a development plan review for a new eight-story mixed-use student housing development that will create nearly 300 dwelling units at 921 E Apache Blvd.

Tempe City Council unanimously voted to approve the plan for Vale Student Housing at its Oct. 1 meeting, after previously receiving full support from Tempe’s Development Review Commission.

Senior Planner Karen Stovall explained in a city staff report that the commission's recommendation came with some conditions after errors were discovered in the project’s planned area development overlay with the proposed density and site’s acres.

“If this project is approved, the applicant will need to revise the PAD to reflect the correct acreage and density,” Stovall stated.

This new project will consist of 277 dwelling units within 578,773 square feet of a building area of 3.81 acres. Additionally, the site’s correct proposed density is 73 dwelling units per acre.

Vale Student Housing will consist of seven studio units, 26 one-bedroom, 63 two-bedroom, 18 three-bedroom and 163 four-bedroom units. In total, the project will create 865 bedrooms, 408 vehicle parking spaces and 312 bicycle parking spaces.

Stovall also noted in the report that after the hearing with the Development Review Commission, there was a minor revision made to the building elections to broaden the color palette, which has already been reflected in the related plans.

Aside from the errors discovered during the commission’s hearing and the changes made following, both city staff and the Development Review Commission recommended that city council approve the project.

“The site has a General Plan 2050 projected land use and residential density of mixed-use urban core, and the project conforms to the existing General Plan 2050 designations,” Stovall wrote.

At the Oct. 1 meeting, Councilmember Jennifer Adams made the motion to approve the plan, which was seconded by Councilmember Berdetta Hodge. Vale Student Housing’s development review plan was approved in a 7-0 vote.
