Tempe Development Review Commission will consider approving a use permit to increase the building height of a new three-story development at its Jan. 14 regular meeting to accommodate clearance requirements.
Formerly a single-family residence, the 0.2-acre lot at 1201 S. Farmer Ave. has been vacant since 2021, according to a city staff report by principal city planner Diana Kaminski. She wrote in the report that in November 2021, the original residence was demolished, and the lot has remained unoccupied in the process of redevelopment.
NOSO, the new development, will create four three-bedroom apartments within a three-story residential structure, which includes podium parking “tucked under the residences at the ground floor level.”
The commission will be considering a request for a use permit standard that would increase the proposed building height of the development from 30 feet to 33 feet.
“In order to meet the vertical clearance requirements for a van-accessible parking space, and livable floor-to-ceiling interior space, the applicant is requesting an increase in building height … for a 10% increase as allowed by zoning code,” Kaminski stated.
She noted that the development plan review for NOSO will be administratively reviewed and approved by staff subject to the Development Review Commission’s decision on the use permit request.
Staff recommends approval of the use permit request, as it meets the required criteria and will conform to the conditions outlined.
One condition of approval holds that the use permit standard is valid only after obtaining a building permit, completing required inspections and passing a final inspection. The other condition states that the use permit standard is valid for the plans as submitted within this application, and any additions or modifications may be submitted for review.
