Design-build general contractor Sun State Builders recently broke ground in Surprise on a 114,495-square-foot industrial building for The Widewaters Group Inc.

The $11 million ground-up build is situated on a 7.3-acre site at 134th Avenue and Bell Road.

Mayor Skip Hall participated in a groundbreaking ceremony Nov. 12, with construction targeted for completion in September.

The Widewaters Group is an integrated real estate development firm headquartered in New York that has developed and acquired more than 13 million square feet across the U.S. Crossroads at Surprise is Widewaters’ newest development projects.

“We are happy to have the opportunity to work with Widewaters and their team on this project,” said Mike Forst, CEO of Sun State Builders. “Crossroads at Surprise is a significant addition to the area for companies looking for industrial space.”

Ware Malcomb provided architectural design services for the project. Their design includes a 130-foot truck court, 11 grade-level loading doors, and 12 dock-high loading doors with knockouts for 13 more.

The industrial facility will also feature 32-foot clear height for product scaffolding and 132 parking spaces. Keri Scott and Chris Reese of Colliers will represent The Widewaters Group to lease the space.

“This unique property will be a dynamic hub where businesses thrive, employees are inspired, and the community comes together,” said Keri Scott, senior vice president with Colliers. “The industrial property is more than just square footage — it’s a future-forward ecosystem designed to elevate every aspect of business operations.

“This project is tailored for companies ready to break boundaries in logistics, manufacturing, R&D, and more with sizes ranging down to 20,000 square feet. Servicing both smaller and larger companies seeking space in the Valley, Crossroads at Surprise meets the needs of businesses that can’t otherwise find such advanced options.”

“We are truly excited to be developing this building in the thriving community of Surprise,” said Edward Shagen, vice president of development western region for The Widewaters Group. “We couldn’t ask for a better site. It is a highly desirable infill site that is close to a variety of amenities and has terrific access to Grand Avenue, 101 and the 303. We are certain it will be attractive to a variety of tenants.”
