Maricopa County Supervisors to consider property requests

Requests regarding property use will be the main course for the Maricopa County supervisors during their regular meeting this week.

The supervisors will meet 9:30 a.m. Wednesday, Jan. 15 in the auditorium at Maricopa County Supervisors office, 301 W. Jefferson St., Phoenix. The following are actions expected to be considered that impact the Northwest Valley.

District 4

  • Supervisors will consider approval of the Maryland Ridge Estates Subdivision Assurance Agreement with El Mirage.

This agreement serves as part of the subdivision’s assurance as required by Arizona Revised Statutes §11-821(C) and must be approved by the Board of Supervisors prior to approval of the final plat for Maryland Ridge Estates subdivision.

  • Gary McCoskey requests a military compatibility permit with a precise plan of development for a long-term storage facility in the Rural-43 MAAMF and AD-2 MAAMF zoning districts. The location is generally east of 143rd Avenue, about 930 feet south of Olive Avenue in the west Glendale area

The Planning Commission voted 8-0 to recommend approval.

  • Tim and Connie Moore request a special use permit to allow for educational classes and touring of a small family-owned farm in the Rural-43 zoning district. The location is generally the northeast corner of 83rd Avenue and Acoma Drive in the Peoria area.

The Planning Commission voted 8-0 to recommend approval.

  • Owners: Ed Bull, Burch & Cracchiolo, P.A./People of Faith Inc. and Cactus Sky Holdings, LLC equest a zone change from C-3 and R-5 SC to C-2 CUPD for Royal Oaks Life Care on the southwest corner of Royal Oak Road and 99th Avenue in Sun City.

The Planning Commission voted 8-0 to recommend approval.

  • Owner Nguyen Lam, HilgartWilson, LLC/Sun Health Senior Living request a major amendment to a special use permit Grandview Terrace in Sun City West, an assisted living facility in the C-O (Commercial Office) zoning district.

The Planning Commission voted 8-0 to recommend approval.

  • Owner Mike LoTempio, EPS Group/El Mirage 20, LLC requests a final plat containing 60 lots and seven tracts in the R1-8 RUPD zoning district for Maryland Ridge Estates in the Licthfield Park area.

Staff recommended approval.

District 5

  • Christy Herron, RE Papago, LLC/multiple owners, request a comprehensive plan amendment to change the land use designation in the Maricopa County Comprehensive Plan from Rural Development Area (0-1 d.u/ac.) to Utilities, and to change the land use designation in the Tonopah/Arlington Area Plan from Rural (0-1 d.u./ac.) to Utilities. The location is generally between Indian School Road to the north, Courthouse Road to the south, 455th Avenue alignment to the east and 479th Avenue alignment to the west, in the Tonopah-Arlington area.

The Planning and Zoning Commission voted 8-0 to recommend approval.

The applicant is proposing to develop a photovoltaic solar electric generating facility, which, pursuant to the Maricopa County Comprehensive Plan, necessitates a change in the land use designation from Rural to Utilities.

  • Manuel Arvayo of Masterpiece Church requests removal of a special use permit for a daycare in the R-3 zoning district in the Laveen area. The Planning Commission recommended removal of the SUP.
