West Valley warehouse sells for $36M

A West Valley warehouse used for an audio industry company recently sold for $36 million.

The 229,398-square-foot property in Tolleson at 130 S. 83rd Ave. was sold to Boston-based Longpoint Partners. The seller, which was not identified, was represented by Cushman & Wakefield’s National Industrial Advisory Group - Mountain West representatives of Will Strong, Molly Hunt, Michael Matchett, Jack Stamets, and Madeline Warren.

The property is leased to Exel Inc., which does business as DHL Supply Chain. The company’s client is audio industry giant Bose Corp., which had leased the property for 25 years before assigning it to DHL in summer 2024.

“This building is in a prime location — Southwest Phoenix continues to be one of the most active industrial corridors in the region,” said Molly Hunt.

The southwest Valley remains an active spot for warehouses, with 1.9 million square feet of leasing activity during the first quarter. It had more than 12.8 million square feet of occupancy growth during 2024, representing 58% of the Valley’s total annual industrial growth for the year.
